Wire Fraud Advisory

Wire fraud targeting real estate closings is on the rise. Criminals impersonate title companies, real estate agents, or lenders and send fraudulent emails with revised wiring instructions to divert closing funds.

  • We will never change wiring instructions by email, and any change should be treated as suspicious.
  • Always verbally confirm wiring instructions before sending funds, using a phone number you look up independently — never one provided in an email.
  • Be cautious of any last-minute changes to payment or account information.

If you have questions about wiring instructions, or believe you may have received a fraudulent request, contact our office directly before sending any funds.

Privacy policy.

This policy explains what information this website actually collects, how it is used, and who it is shared with. It describes our real, current practices — not a generic template — and it will be updated whenever changes to the site would change what is written here.

Information you provide to us

We collect information you choose to submit through forms on this site:

  • Contact form (/contact): first and last name, email address, phone number, a topic, and your message.
  • Calculator results by email — on the Title Premium Calculator and Seller Net Sheet, the “Email me a copy” option collects your name, email address, and (optionally) phone number, along with the transaction figures you entered and the resulting estimate. This is saved to our database and a link to download the PDF is emailed to you, valid for 30 days.
  • Event registrations — registering for an education event collects your first and last name, email, phone, company, and any notes you provide. If the event requires payment, your payment is processed directly by Stripe (see “Who we share information with” below); we do not receive or store your card number.
  • Coverage & newsletter updates (/subscribe) — signing up collects your email and, optionally, your name, along with what you choose to follow (e.g. a specific state, county, underwriter, our newsletter, or the daily title-term email). We send a confirmation link to your email before any updates go out. Every update email includes a link to change your preferences or unsubscribe entirely, with no need to log in or contact us.

Using the calculators without providing your information

The Title Premium Calculator and Seller Net Sheet can be used, printed, and downloaded as a PDF without entering an email address or any other personal information. Choosing “Print” or “Download PDF” generates the estimate on the fly and is not saved to our database. Only the optional “Email me a copy” action, described above, is stored.

The Seller Net Sheet also offers a “Save & exit” option so you can resume a partially-completed form later. This draft is stored only in your own browser’s local storage — it is never sent to or stored on our servers, and it is not accessible to us.

How we use this information

  • To respond to contact form inquiries and event registration questions.
  • To email you the calculator estimate or PDF you requested, and to allow our staff to review submitted estimates if you later ask us about one.
  • To register you for, and communicate with you about, education events you sign up for.
  • To process event payments (through Stripe) and send related receipts.

We do not sell your information, and we do not use it for advertising or marketing profiling.

Who we share information with

  • Stripe — our payment processor, used only for paid event registrations. Stripe handles and stores your payment details directly; we never see or store your full card number.
  • Cloudflare Turnstile — the contact form uses this spam/bot check. Submitting the form shares some technical information about your browser and connection (not your name, email, or message) with Cloudflare to verify you’re a real visitor.

We do not share your information with any other third party, and we do not run third-party advertising or analytics trackers on this site.

Analytics

We track anonymous, aggregate usage of this site — which pages are viewed, which downloadable resources are clicked, a rough count of unique visitors per day, and a general region (such as a state or country) — to understand what visitors find useful. To determine that general region, your IP address is processed for a moment at the time of your visit against a location database we run ourselves; the result — never the IP address itself — is what gets stored, and no IP address is ever sent to a third party for this purpose. These records store only the page path or resource name, a timestamp, that general region, and a random anonymous identifier (see "Cookies and local storage" below); they do not include your IP address, name, or any other information that identifies you personally, and are never linked to any account or submission you make on this site. We also filter out traffic recognized as coming from automated bots or crawlers so these records reflect real visitors.

Cookies and local storage

This site sets a random, anonymous identifier cookie so we can count roughly how many unique visitors the site gets per day, separate from total page views. It contains no personal information, is not used to track you across other sites, and is not linked to your name, email, or anything else you submit here.

The other cookie in use is a staff-only session cookie that keeps our internal admin team logged in to the site’s management tools; it is not set for, or used to track, visitors browsing the public site.

As noted above, the Seller Net Sheet calculator uses your browser’s local storage to let you save and resume a draft. This data stays on your device and is never transmitted to us.

The wire fraud advisory shown on your first visit also uses your browser’s local storage, but only to remember that you dismissed it (so it doesn’t show again); no other information is stored with it.

Data retention

Contact form submissions, emailed calculator estimates, and event registrations are retained so our staff can review and respond to them. Calculator PDF download links expire after 30 days, though the underlying record remains available to our staff for review. If you unsubscribe from coverage or newsletter updates, we stop sending you anything and delete your specific subscription choices, but keep a record that your email opted out so we don’t accidentally re-subscribe you later. If you would like your information removed entirely, contact us using the details below.
