Wire Fraud Advisory

Wire fraud targeting real estate closings is on the rise. Criminals impersonate title companies, real estate agents, or lenders and send fraudulent emails with revised wiring instructions to divert closing funds.

  • We will never change wiring instructions by email, and any change should be treated as suspicious.
  • Always verbally confirm wiring instructions before sending funds, using a phone number you look up independently — never one provided in an email.
  • Be cautious of any last-minute changes to payment or account information.

If you have questions about wiring instructions, or believe you may have received a fraudulent request, contact our office directly before sending any funds.

What is cash to close?

Cash to close is the total amount of money a homebuyer needs to bring to the closing table, beyond what the loan covers. It includes your down payment plus closing costs and prepaid items, minus any deposits and credits you're receiving.

What is included in cash to close?

Cash to close typically includes your down payment, title and closing costs, lender charges, recording fees, prepaid property taxes and homeowners insurance, prepaid interest, escrow deposits, and any HOA charges - reduced by credits like earnest money already paid, seller credits, or lender credits.

Is cash to close the same as closing costs?

No. Closing costs are one component of cash to close. Cash to close also includes your down payment and prepaid/escrow items, and is reduced by deposits and credits - so it's usually a different (often larger) number than closing costs alone.

When will I know my final cash-to-close amount?

Your final, lender-required cash-to-close figure comes from your Loan Estimate and Closing Disclosure, and is confirmed through the settlement process with Title Ten HQ. This calculator is intended for early planning only.
